Regional Operations Manager (Dublin 1)
Summary: The Regional Manager oversees the efficient, professional management of a portfolio of properties, supporting the Regional Director in all aspects of property management. This role requires strong problem-solving skills and a commitment to resident satisfaction, aligning with I-RES policies and standards.

Key Responsibilities:
Team Leadership, Development and Performance Management:
* Provide clear direction for your team and individuals, setting clear objectives, expectations, and performance standards. Regularly assess individual and team performance against KPI’s and goals.
* Develop skills, identify and address skill gaps, provide training, and facilitate professional development opportunities.
* Motivate and engage, inspire team motivation and engagement through recognition, positive reinforcement, and a supportive work environment. Promote a respectful, inclusive workplace that aligns with company values.
* Allocate site resources, ensure proper staffing levels and assign tasks based on team strengths.
* Coordinate scheduling to balance workload, considering leave and flexibility requests.
Management:
* Help achieve KPIs and resolve resident queries and complaints.
* Liaise with government officials for housing inspections.
* Collaborate on rent collection and monitor leave coverage.
Budgeting & Reporting:
* Assist RD and Procurement with capital budget proposals.
* Support lettings team with deposit deductions on turnovers.
* Review and ensure accuracy of operational reports.
* Maintain resident file compliance as per I-RES policy.
Legal Support:
* Assist legal team with Residential Tenancies Board (RTB) queries.
Resident Relations:
* Ensure resident satisfaction, manage escalated complaints, and support resident events.
Health and Safety:
* Conduct site inspections and address any safety concerns promptly.
Project Management:
* Review and act on Resident Satisfaction Survey results.
* Assist in managing special projects as assigned by the RD, MD, CEO, or Executive team.
Qualifications:
* PSRA license required
* Degree or equivalent experience
* Minimum 3 years property management experience
* Preferred team management experience
* Strong interpersonal, organisational, and problem-solving skills
* Proficiency in financial reporting and computer skills
* Excellent communication skills, with the ability to prioritise and meet tight deadlines
