One of Ireland’s leading construction firms is actively looking for a Senior Quantity Surveyor in Galway.
Purpose of Position
The role of the Senior QS encompasses subcontract procurement and account management, forecasting of costs and values in monthly project reports, budgetary controls, cash flow forecasts, and the preparation and valuation of progress and final payments in connection with any contract or subcontract.
It also includes the appraisal of the value of proposed construction options and the preparation of bills and/or schedules of quantities of materials, labour, and services required in the construction and building, or engineering works.
Key Duties & Responsibilities
* Handover from the Estimating Department.
* Pre-contract commencement meeting with the project team, purchasing, and the plant department.
* Code bill of quantities in Cost X re trade packages where possible.
* Generate QS 1&2 project budgets or similar from coded/referenced bill. Load QS1 BoQ values & budgets into SAP.
* When subcontract tenders are returned, carry out a tender analysis to ensure that a compliant and fully priced tender has been returned. Review and evaluate tenders identifying any omissions, qualifications, or clarifications that may be included and balance all tenders to show a like-for-like comparison.
* Where necessary, carry out subcontractor reference checks with quantity surveyors in other organisations to assess/evaluate their health & safety adherence, programme performance and ability to deliver, quality/environmental standards, claims consciences, financial stability, resources, and any other pertinent criteria.
* Provide the aforesaid references to the contracts manager/project manager for their assessment and consideration.
* Prior to appointment, check that subcontractors have adequate and suitable insurances, site-specific safety statements, waste disposal licenses where applicable for groundworks (liaise with the Safety Department), up-to-date tax clearance certificates, and proof of compliance to CWPS pension scheme.
* Set subcontractor payment details up on the SAP system including order amount, etc.
* Notify design team of any change orders/variations and track changes on the change order/variation schedule.
* With regard to change orders/variations, ensure compliance with the stated time periods as set out in the various types of contracts – failure to serve notice in due time = claim entitlement gone.
* Provide substantiation for change orders/variations within the required timeframe and track the change order/variation schedule.
* Meet with clients' quantity surveyor to agree on change orders/variations and confirm all agreements after the meeting.
* Attend internal and external meetings. Coordinate with the contracts/project managers to review meeting minutes and compile a written response to correct any inaccuracies or omissions which may present an unfair reflection of the meeting.
* Carry out monthly valuations of subcontractors' claims and issue payments. Monitor subcontractor claims in line with the Construction Contracts Act.
Requirements
* Degree in Quantity Surveying is essential.
* 5+ years post-grad experience is preferable.
* Can work to tight deadlines and budgets.
* Be commercially aware with good client-facing skills.
* Ability to work on own initiative and manage a team of junior surveyors.
* Minimum of 5 – 10 years’ experience with a main contractor in Ireland or the UK.
