The Property Manager (with commercial acumen) is responsible for the maintenance of our multi-site clinics throughout the island of Ireland & Northern Ireland.
Responsibilities and Key Performance Activities:
Property Management:
* Review lease agreements.
* Work with commercial landlords to resolve queries and issues.
* Regularly inspect properties to identify maintenance/repairs or improvements.
* Manage end of leases including dilapidations.
* Be available for emergencies and manage crises such as fires, floods, or security breaches.
* Develop cost-effective solutions.
* Address retail tenant concerns, maintenance requests, and resolve queries.
* Manage finance including budgets, insurance, and rates.
Management of Clinic Changes:
* Maintain day-to-day operations of existing clinics, such as delegating or completing maintenance orders.
* Regularly inspect properties to identify maintenance or repair needs.
* Report costs, invoices, and other ad hoc maintenance/facilities costs associated with our clinics.
* Coordinate repairs and ensure the safety of patients and the property.
Compliance
* Maintain clinics' health and safety standards and ensure compliance with jurisdictional legislation.
* Ensure safety statements are updated and meet jurisdictional legislation.
* Perform ergonomic assessments as required.
Required Experience
* Member of a FM professional body.
* Technical background with an understanding of HVAC and electrical systems within buildings.
* Proven track record managing multi-site retail/commercial properties.
* Proven track record in procurement of services.
* Experience in managing and owning invoice/cost reporting.
* Working legal knowledge of leases.
