The Company
Pan-European real estate investment and asset manager with offices in Dublin and London. It is focused primarily on the UK and Ireland and other select European markets. They acquire, develop, refurbish and manage real estate assets and portfolios in their target markets. The sectors they focus on are commercial property, residential, retail and life sciences assets.
Since 2020, this fund has deployed over €600 million of capital across the residential and commercial office sectors, with combined deal size above €1 billion.
The Role:
As an Asset Manager, you will support and execute company strategies related to property management operations by implementing the policies, procedures, and practices that enable each property to meet and/or exceed budgeted financial goals and achieve operation performance objectives.
Assist with overseeing the day to day management of a portfolio of offices (c.750,000 sq ft) in Ireland and the UK. The role has potential to expand and develop to different asset streams which may include the PRS sector, retail assets and any other real estate asset class.
Responsibilities:
* Day to Day asset management, with a focus on tenant relationships by meeting tenants on a regular basis and attending tenant meetings with the aim of understanding tenants requirements.
* Continuously engage with the on-site operational team and property managers to develop and maximise the service provided to occupiers.
* Implement the necessary prop tech to enable us and the operational teams to monitor utilities across the assets and to allow for ongoing ESG reporting.
* Work with the ES team to maximizing each assets potential
* Developing the annual service charge budgets including ongoing expenditure of expenditure and incorporating capital expenditure projects and ESG / EPC improvement strategies
* Lease management, tenancy data / tenancy schedules.
* Contractor management, service and maintenance.
* Work with external property accounting service to reach collection targets and manage debtors. including expenditure booklets and input into yearend audits.
* Assist with implementing Yardi or other similar systems across our assets
* Achieving outstanding funders and customer satisfaction scores.
* Property inspections including those with 3rd part advisors.
* Processing tenant requests in line with SLRs.
* Input into refurbishments, CAPEX and improvements at property management level.
* Input into Asset Management Reporting.
Key Requirements:
* Bachelor's degree in Property / Real Estate preferred but not essential.
* 4+ years of experience in property or asset management.
* Ability to work in a team-oriented environment.
* Ability to priorities tasks based on value of the outcome.
* Ability to review, appoint and engage 3rd party advisors where required.
* Possesses professional written and verbal communications skills.
* Demonstrates strong attention to detail.
* Ability to work independently and needs minimum oversight.
