As a Maintenance Technician, you will be responsible for performing general maintenance and repair duties.
This position requires the ability to work different shifts, including weekends, holidays, and extended hours outdoors in different weather conditions.
Teamwork with the ability to work within different departments and with other staff is necessary to be successful.

Required Experience for Maintenance Associate: High school diploma or equivalent required.Previous maintenance experience preferred.Must possess good handyman skills and good working knowledge of plumbing, electrical and carpentry skills.Familiarity with common tools.Familiarity with common repair techniques.Must have good organizational skills and a good working knowledge of HVAC, plumbing and electrical skills.Must be able to perform general maintenance duties such as plumbing, carpentry, furniture, electrical and appliance repairs.Primary Responsibilities for Maintenance Associate: Provide daily maintenance in resident apartments and throughout the community as assigned.Responsible for assessing, assigning, and follow up on daily work orders.Ensure completed work orders are filled properly and turned in to designated area.Analyze mechanical data regarding heat and water problems.Perform daily repairs to all common areas throughout the community.Assist the Director of Maintenance and/or perform work on pumps, motors, fans, emergency generators, heating, air conditioning, domestic water, refrigerator, electrical, and swimming pool systems.Provide preventative maintenance on all tools, equipment and supplies.Participate in maintaining inventory and tool control.Keep maintenance work area neat and clean.Report missing tools to the Maintenance Director promptly.Report structural damage, equipment in need of repair, and all other repair needs to the Maintenance Director.Report safety hazards to the Maintenance Director, Executive Director, or Manager on Duty immediately.Respond to all emergency or priority issues with fifteen seconds.Skills for Success: Building strong resident relationships, 1440 Care Standards.Making good and timely decisions.Working well with others to meet shared goals.Relating openly and honestly with diverse group of people.Gaining the confidence and trust of others.General Working Conditions: This position entails standing for long periods of time.
While performing the duties of this job, the employee is required to communicate effectively with others, sit, stand, walk and use hands to handle keyboard, telephone, paper, files, and other equipment and objects.

The employee is occasionally required to reach with hands and arms and push/pull equipment frequently.
