Key Responsibilities
Health and Safety:
1. Work closely with the Health and Safety Manager to prepare necessary safety documentation.
2. Ensure subcontractors adhere to safety legislation and comply with ISO 45001 requirements.
3. Conduct induction training for employees and subcontractors.
4. Implement our client's Quality, Environmental, and Safety Management System on-site.
5. Proactively prevent accidents, injuries, and safety non-conformances during audits.
Team Supervision:
1. Assign tasks to team members based on their skills, monitor productivity, and ensure quality standards are met.
2. Maintain attendance records and conduct performance reviews for new employees after three months.
3. Address any performance concerns and implement improvements as necessary.
Subcontractor Oversight:
1. Participate in subcontractor selection and project procurement schedules alongside the Quantity Surveyor.
2. Monitor subcontractor deadlines and ensure work meets quality standards.
3. Record subcontractor attendance and oversee work quality.
4. Promptly identify and address issues, and formally accept completed work stages.
Materials and Equipment Management:
1. Efficiently manage material and equipment usage.
2. Place orders with approved suppliers and handle purchasing needs.
3. Inspect deliveries for quality and quantity, and safeguard materials against damage or theft.
4. Report defective materials and unproductive equipment promptly for corrective action.
Client Relations and Contract Management:
1. Foster clear communication with client representatives.
2. Resolve queries from the design team and ensure timely approval of contract variations.
3. Manage Requests for Information (RFIs), maintain the RFI Register, and oversee Contract Variation Instructions (CVIs).
Defect Management and Site Maintenance:
1. Complete snag lists and defect reports for review and resolution.
2. Report significant issues to the Contracts Manager for further action.
Site Security, Housekeeping, and Waste Management:
1. Ensure site security measures are in place and maintain cleanliness.
2. Segregate and dispose of waste through licensed contractors.
Documentation and Reporting:
1. Maintain accurate records including construction drawings, safety files, attendance logs, material deliveries, and As-Built information.
2. Provide regular updates to the Contracts Manager on site progress.
3. Compile weekly activity schedules, update project timelines, and generate progress reports.
4. Attend and contribute to site meetings as required.
Required Skills and Knowledge:
Essential Skills:
1. Must have at least 5 years' experience as a PM for a Main Contractor
2. Experience in Site Manager role prior to PM is preferable
3. Need to have experience in all types of construction including:
1. Civil engineering
2. New build residential and commercial
3. Renovations & conservation
4. Fit-out works
5. BER upgrade and renewable energy solutions
6. Fire upgrade projects
1. Strong communication and leadership abilities.
2. Proficient in IT skills.
3. Thorough understanding of construction practices and ability to inspect workmanship.
4. Excellent organisational skills with effective time management.
5. Commitment and enthusiasm for achieving project goals.
Knowledge Areas:
1. Familiarity with relevant legislation including the Safety, Health and Welfare at Work Act 2005, Safety, Health and Welfare at Works (General Application) Regulations 2007, Safety, Health and Welfare at Works (Construction) Regulations 2013, and Building Regulations.
