In this role, the successful candidate will be responsible for conducting a variety of QS activities such as estimating, procurement, conducting feasibility studies, conducting tender evaluations, issuing tender packages, cash flow projections, post-contract cost control, and project monitoring. Additional responsibilities will include other related QS activities as required.

Duties and Responsibilities:
The successful candidate will be primarily responsible for the following:
* Reporting on financial performance of projects.
* Managing margin.
* Preparation and negotiation of tender submissions.
* Measuring and Quantity Take-Off from drawings.
* Producing Bills of Quantities.
* Sourcing pre-project information.
* Visit site and record information about access, ground conditions, existing services etc.
* Analysing sub-contractor quotations and checking inclusions and exclusions.
* Sourcing competitive rates on materials.
* Conducting feasibility studies to estimate materials, time and labour costs.
* Pre-contract cost control, complete budgeting Schedules for projects after order is received.
* Liaise with operations division regarding construction methodologies and program. Ensure that the operations team fully understand the tender at adjudication and handover.
* Contribute to the identification of risk and pricing of risks throughout the bid.
* Attend pre and post tender interviews, client meetings.
* Liaising and reporting to Directors in relation to on-going projects submissions.
* Attend regular pipeline meetings to review current tender submission requirements and communicate effectively to keep management up to date on project submission status whilst also tracking and resolving issues.
* Keep abreast of various changes in industry and competitive environment in which the company operates.
* Maintain good relationships with prospective clients and professionals to promote further tender invitations.
* Perform Other Duties and Projects as assigned.
* Manage day to day commercial and contract activities.
* Undertake contract administration, including change management and maintenance of associated registers (e.g. Change Order Log).
* Negotiate and obtain best value with placement of subcontract orders.
* Participate in the management of project budgets, cost plans and feasibility studies as appropriate.
* Validate and approve Sub-Contractors’ interim applications and final submissions including compliance with the Construction Contracts Act.
* Lead pre-appointment subcontractor meeting to ensure scope is clearly defined & appoint subcontractor in line with subcontract terms and with any flow downs from the main contract to mitigate any contractual risk.
* Prepare accurate monthly Cost Value Reports for review with Commercial Managers.
* Maximise cash flow through prompt submission of Monthly Valuations.
Skills & Experience Required
* A qualification in Estimating or Quantity Surveying is a requirement.
* Minimum of 3-8 years’ experience in the construction industry (Preferably experience with a main contractor) – Experience in Groundworks and Utilities would be an advantage.
* Good understanding of construction methods, specifications, and the ability to read, understand and measure drawings.
* Display high capability of extracting quantities from drawings and ensure that accurate pricing is delivered within specified time frames.
* Computer literate in Microsoft Office, Dropbox etc.
* Experienced with estimating software.
* A strong command of the English language and good written and oral communication skills.
* Excellent organization and time management skills with the ability to manage multiple priorities at once.
* Self-starter and ability to organise the workday around assigned activities and priorities with minimum supervision.
* Ability to work successfully as part of a team.
* Experience of pricing work under various forms of contract including Traditional, Target Costs, Public works Design & Build, Specification & Drawing or JCT form of contract.
* Process oriented & strong attention to detail.
* Confident working with people at all levels and willing to work in a team.
