About the Role
We are seeking a highly skilled and motivated CSA Quantity Surveyor to join our team. In this role, you will be responsible for the commercial management of Design & Build, new-builds and refurb projects. The candidate should have previous experience working in a CSA QS role (Civil, Structural & Architectural), and should be familiar with estimating, procurement and tendering.
Key Responsibilities
* Assist in the procurement process, including the preparation of procurement documentation.
* Prepare tender documentation, including BOQs, Schedules of rates.
* Lead sub-contractor work packages and issue queries to site management, issue subcontractor enquiries, prepare tender comparisons, chase tender returns, identify most suitable subcontractor, hold pre-appointment meeting with subcontractor, agree and issue sub-contract
* Negotiate work packages with subcontractors and agree variations, progress payments and final accounts with sub-contractors.
* Proactively manage the change process, assessing and managing changes to project scope, particularly evaluating their impact on cost, and communicating changes to stakeholders.
* Contribute to the identification of risk throughout the project, and manage the risk exposure with the project team.
* Review programme, RFI schedules, submittal schedules, purchasing updates – to ensure items are closed out in a timely manner
* Conduct accurate quantity-take-off using BIM enabled software.
* Become familiar with the clauses of the conditions of contract on the project and the associated contract documents i.e. works requirements, form of tender and schedule etc.
* Review subcontractor non-conformance on site i.e. waste, quality, delays
* Review site documentation i.e. daily allocation sheets, signing in and out sheets etc.
* Carry out site visits and attend meetings, site meetings, internal meetings and subcontractor meetings and contribute to the meetings where necessary.
* Monitor sub-contractor package progress on site
* Prepare monthly cost reports, forecasts & valuations for construction packages
* Prepare cashflow forecast and earned value analysis
* Overseeing the conclusion of the sub-contractors final account
* Establish effective communication channels, foster collaboration amongst stakeholders, facilitate or conduct project meetings, and keep all relevant parties informed of project progress.
* Utilise BIM and digital construction tools proficiently to streamline project collaboration and data management processes.
Requirements
* 2+ years of post-qualification experience (contracting experience is preferred).
* Strong QS skills and experience in managing commercial projects.
* Excellent communication and organisational skills.
* Experience in using QS Software (e.g. CostX, Cubit)
* Ability to work as part of a multi-functional team
Qualifications
* NFQ Level 7 minimum educational qualification in a Quantity Surveying / Construction Economics discipline.
* Strong verbal, written, and organisational skills.
