Residential Property Manager (Block)
About the Role
My client is an award-winning leader in residential property management, seeking an experienced and highly motivated Block Property Manager to join our dynamic and professional team. This role offers an excellent opportunity to manage premium residential portfolios in a structured and supportive environment.
As a Block Property Manager, you will be responsible for the efficient management of common areas within high-quality residential developments, primarily institutionally owned. Given the nature of these portfolios, this role does not require attendance at Board Meetings or AGMs, allowing for a stronger focus on strategic property and asset management.
Key Responsibilities
* Oversee the management of institutionally owned residential developments, ensuring high standards of service delivery.
* Oversee the implementation of planned preventative maintenance schedules with the assistance of a dedicated Block PPM Co-Ordinator.
* Implement and monitor planned preventative maintenance schedules.
* Manage reactive maintenance requests and coordinate necessary works.
* Oversee budget preparation, expenditure tracking, and financial management.
* Engage with and manage contractors, ensuring the delivery of cost-effective, high-quality services.
* Conduct regular site inspections to maintain compliance with property standards.
* Assist with insurance claims and renewals.
* Liaise with Tenancy Managers to enforce the House Rules and address any breaches in a professional manner.
* Monitor energy consumption and support sustainability initiatives.
* Liaise directly with clients and prepare monthly and ad-hoc reports as per each client's requirements.
Candidate Requirements
* Minimum of 3+ years of experience in block property management.
* Hold a valid PSRA D Licence (essential).
* Strong knowledge of the MUD Act and statutory property obligations.
* Excellent communication, negotiation, and stakeholder management skills.
* Proficiency in Microsoft Office, particularly Word and Excel.
* Highly organised, detail-oriented, and capable of working independently.
* Ability to multitask and work effectively in a fast-paced environment.
* Full driving licence and access to a car (required).
