Reporting to the Managing Director, the successful candidate will be responsible for ensuring that all commercial aspects of the projects under their remit are successfully managed and controlled and that commercial strategy is developed and delivered in accordance with the requirements of the business.
The Commercial Manager will also have people management responsibility for the Quantity Surveyors and be responsible for overseeing of their work.
Provide assistance, support and guidance on all commercial issues within the projects, understand the full project budget and hold to account all departments in their adherence to this budget
Review all project budget trackers and manage the cost to complete forecasts, assess risk and record actions from these review meetings
Manage all monthly valuation, payment applications and cash collection and ensure that these are maximised accordingly
Ensure variation accounts and dayworks applications are reviewed and updated monthly, ensure site instructions are received from Main contractors, provide internal guidance as to when variation work should or should not proceed
Ensure each project is provided with accurate cashflow for financial forecasting
Ensure the subcontract process is administered correctly to protect the Company’s interests including issuing notices, design delay notices, extension of time requests etc. including drafting and reviewing of contractual correspondence
Carry out timely final account preparation and agreement
Review in conjunction with the Projects Director & Contracts Managers all sub-contractor payment applications and final accounts and authorize all such payments, including payment of retention held
Ensure all sub-contract orders are placed with contractual terms and conditions
Review all contractual documents/agreements and provide risk mitigation advice during the tendering process and at order agreement stage
Ensure that all stakeholders understand and adhere to contractual obligations
Manage mediation/adjudication claims
Provide any other reports which may be required ensure compliance with the company’s processes
Ensure full compliance with company commercial procedures, identify and implement improvements to these procedures
Develop, manage and motivate all the Quantity Surveyors
Provide commercial awareness training to other departments / staff
Carry out annual performance reviews with direct reports annually
To take on any other responsibilities or tasks that are within the employee’s skills and abilities whenever reasonably instructed
Requirements
8+ years of relevant construction industry experience in a Quantity Surveyor / Lead Quantity Surveyor role or similar
A recognised third-level qualification in Quantity Surveying / Construction Management (or comparable equivalent) would be advantageous
Ability to work on own initiative and take full responsibility for own dept
