Construction Client-Side Project Manager

One of Ireland's leading real estate advisors has an excellent opportunity for a Client-side Project Manager. The role is to carry out the project management function on projects in the residential and commercial/fit-out sectors, reporting directly to the Directors. We also have opportunities to work on projects in the Green Economy, leading sustainability projects.
The Project Manager will have experience in Client Management, Stakeholder Management, Managing Design Teams, Liaising with Bank Monitors, and overseeing Main Contractor's works on site.
Requirements:
* Degree qualified min, MSc PM preferred but not essential
* Min 7yrs PM Experience
* MCIOB / MRICS / MSCSI / MIEI or equivalent
* Experience in Project Planning and Design, especially coordinating the outputs of Architects, M&E Engineers, C&S Engineers, Quantity Surveyors, Main Contractors
* Demonstrable ability to carry out the Contract Administration role effectively
* Ability to manage the demands of Client Reporting, including to bank monitors
* Successful track record in getting projects completed, on time and within budget and to the Clients' satisfaction
* Good initiative, and a ‘can-do attitude’

Key Responsibilities:
* Lead the project team on all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects throughout EMEA including planning, design, construction, occupancy, and closeout, collaborating closely with the Client Project Manager to ensure project goals are met, developing, and implementing action plans to correct variances.
* Prepare scope of works, project execution documentation and conduct RFPs (Request for Proposals) in procuring design teams for large scale projects, to meet the client’s requirements aligning to design standards, programme, budget and the Clients' culture and values.
* Collaborating directly with the clients Project Management Team, develop strong working relationships with the key project stakeholders to anticipate and respond to the client's needs and concerns.
* Review all project related designs, specifications, and documentation to highlight design errors, inconsistencies, or lack of compliance with the client’s design standards, to minimise change during the construction phase.
* Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, programme & milestones, quality control, and risk identification.
* Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to complex request for proposals; completes bid analysis; leads evaluation interviews and makes reasoned recommendations to the client.
* Be the client representative and lead and manage the appointed multi-disciplinary project design and PM teams delivering the project for the client, providing project guidance and direction and ensure project goals and client requirements are delivered.
* Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget, and schedule.
* Has several years of a history of working as a Snr PM delivering fit out projects.
* Demonstrates a knowledge of construction projects, project management, delivery of construction projects at a Snr level, construction processes and fit-out projects within the context of business results (business case, larger economic implications, business risk, etc.).
* Ensure change management processes are implemented by in country consultancy teams to assess change requests, make recommendations, secure client approvals, and instruct change orders. Assesses change requests to determine validity, impacts to scope, budget, schedule, quality, and risk.
* Implements and adheres to the client’s project documentation structure to ensure project data integrity and documentation is accurate, timely and coordinated.
* Identification of project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks, ensure all client stakeholders are fully updated throughout.
* Lead the project closeout process, including closely working with operational teams to ensure a smooth handover of completed projects to facilities and maintenance teams.
* Other duties may be assigned as required to assist in the successful delivery of any project.
