of Staff Reports 7 Department Building Services Job Purpose Reporting to the Contract Manager you will be working within the Management team and the Site engineers.
You will interact with the team and manage all day to day activities including weekend works scheduling, uploading compliant documents and SSP reports to OMNI and RFB.
As a Working Supervisor you will liaise with whole team to ensure business delivery in line with our corporate objectives.
You should have robust interpersonal and team working skills, in addition to solid decision-making abilities and the ability to multi-task effectively.
Main Duties & Responsibilities Business Operations Operate all systems within the building in a competent and efficient manner.
Operate and monitor the BMS system.
Issue relevant site Permits as part of the Safe System of Work Completion of PPM and reactive tasks and update the system.
Ensure that daily tours are completed and repair or report any defects found via the Landlord/Tenant helpdesk.
Procure and order spares parts.
Compiling monthly reports Maintain and supervise effective site reports, including critical plant status, plant isolations, issues arising, ongoing works, special task requests, standard of housekeeping Ensure that the shift log is accurately completed by the end of their shift and paperwork is filled in correctly and kept up to date.
Comply with both statutory and company health, safety and environmental regulations and policies.
Timely implementation and recording of statutory inspections including accurate recording of fire and water hygiene records.
Control of specialist contractors including monitoring of work performance and standards, including internal auditing where applicable Ensure that Specialist Service Provider worksheets are signed off that quality of work is inspected, and recommendations followed up.
Take responsibility for escalating critical incidents and producing and submitting incident reports within the prescribed timescales in conjunction with the Contract Manager The Working Supervisor will ensure that Plant areas, workshops, stores, changing/rest areas etc.

The Technical Supervisor will be expected to operate, and trouble shoot all building systems but not be limited to the following: Building Management Systems and electrical monitoring Air handling, conditioning and terminal units – Fan Coil Units Domestic water services Fire prevention and detection systems Fire alarm and voice alarm VESDA Fire suppression Sprinkler Wet riser Variable speed drives Generators, load banks and controls AC, DC single phase and three phase motors UPS systems, batteries, static switches and associated controls Emergency lighting Low voltage switch panels and associated breakers High voltage switch panels and the operation of high voltage systems (11kV) including transformers and RMU's (training and familiarisation with this system will be made available Cross Business Responsibilities • Ensure full support is provided to all departments within Vertex when required.
• Work together with the HR department when required.
Staff Management • Oversee the daily organisation off staff and their workload, offering advice and general information.
• You will be responsible for staff induction.
• You will be the first point of contact for escalations (customer/staff) • You will be required to hold one to ones and monthly meetings.
• Complete annual appraisals.
• Assist with any Disciplinary and/or Grievance requests.
• Monitor the teams daily and weekly performance.
Finance • Ensure team expenses are processed in accordance with the Expense policy Risk Management • Ensure Health and Safety policies and procedures are adhered to.
• Ensure compliance with all Health and Safety legislation.
• Fire Safety: Ensure staff awareness of Fire Safety procedure.
• Ensure ISO processes are followed to ensure departmental/business compliance.
• Undertake monthly training courses as allocated on the Vertex training portal.
KPI's • Oversee the KPI's and escalate concerns.
