Development Finance Manager

We are currently searching for a seasoned Finance Professional, with experience in Property Development, Construction or Housing. The Development Finance Process Manager supports the Head of New Business & Delivery in all funding-related activities within the Development team. This role involves close collaboration with the Finance department to approve funding and ensure the financial viability of new development opportunities.
Location: Dublin City (Hybrid)
Salary: €60,000-€79,000 DOE + benefits
Responsibilities:
1. Lead all funding activities within the Development team, including cash flow preparation, funding applications, funding approval reviews, reconciliations, and securing approval from the Finance department.
2. Collaborate closely with the Finance department on funding approvals, invoice requests, payment reconciliation, drawdown trackers, and liaising with external stakeholders as needed.
3. Review budgets and development pipelines to ensure the accuracy of all financial data and the financial stability of contracted parties.
4. Anticipate and manage the financial impact of interest rate changes on current and future projects.
5. Ensure compliance with finance-related policies and procedures.
6. Stay informed on sector developments, including summarizing financial data from other Approved Housing Bodies and the Land Development Agency.
7. Obtain and manage consultants' conditions of engagement and supporting documents.
8. Coordinate with the finance team to set up new suppliers for design teams and contractors.
9. Monitor design team payments to ensure alignment with their conditions of engagement.
10. Compile quotations for professional services as required.
11. Prepare post-handover documents for the recoupment of remaining funding.
Requirements:
12. 3-5 years of experience in a similar role. (In Property Development, Property Funding, Housing or Construction industries)
13. A relevant third-level qualification in Finance, Economics, or a related discipline.
14. Strong understanding of cash flows.
15. Knowledge of development, construction, negotiation, and legal conveyance processes.
16. Proficiency in MS Office.
17. Experience in working with partners and relationship management.
18. Excellent communication, interpersonal, and relationship-building skills.
19. Ability to work effectively both as part of a team and independently.
20. Strong organizational and time-management skills.
21. Participation in forums, working groups, or committees as required.
