Mechanical Service Technician

Job role:
Your role is to provide electrical support services and duties, maintaining building facilities in consistent ready-to-serve conditions. Ensure maximum customer service by adhering to client requirements and requests within stipulated timeframes.
Key Responsibilities:
1. Liaise with Facilities Manager and team to schedule and manage planned preventative maintenance (PPM) and reactive works
2. Assist the FM Team in preparing progress reports and providing information for reporting
3. Manage maintenance schedules and resources for all buildings under the Facilities team remit.
4. Coordinate subcontractor access and work permit issuance
5. Conduct inductions for new contractors on-site
6. Log and update site maintenance tasks on CMMS and maintain hardcopy records.
7. Report to and take direction from the building facilities team while resolving site issues and escalating when necessary
8. Identify and report system malfunctions, proposing solutions to improve efficiency
9. Interact courteously with staff, suppliers, visitors, and contractors
10. Ensure the safe and correct use of hand and power tools, and maintain calibrated and certified equipment
11. Perform planned preventative maintenance on mechanical systems, including CRAC units, CCU units, FCU units, HVAC, chilled and LPHW closed loop systems, and piping systems
12. Meet service level agreements and respond to emergency breakdowns promptly
13. Specify and order necessary materials, maintaining stock levels of critical spares
14. Provide technical support to the on-site team and client, ensuring compliance with ISO 17025 Lab Accreditation
15. Ensure all maintenance paperwork and procedures are completed timely and appropriately
16. Prioritize workload to meet daily client requests and requirements
17. Identify and report potential risks to equipment uptime
18. Problem solve to ensure timely repairs
Requirements:
19. Trade-qualified Mechanical HVAC technician with at least 5 years’ experience
20. Level 6 QQI required
21. Essential experience in HVAC and BMS systems
22. F-Gas qualification preferred
23. Full driving license
24. Experience in maintaining laboratory equipment and environments
25. Proficiency in CMMS and/or CAFM applications (e.g., SAP, Maximo, PEMAC, Concept Evolution, eMaint)
26. Highest qualification and experience with Mechanical equipment such as: Strobic Extract, Flakt AHU’s/Chilling Equipment, Lab Extract, Cold & Hot Water Pumps, HVAC, CHW /HWS/Heat recovery/Pressure Vessels and air compressors
27. Proficiency in Microsoft Office applications (Word, Excel, Outlook)
28. Knowledge of facilities, maintenance, and incident management
29. Awareness of QHSE requirements
30. Strong communication, organizational, and problem-solving skills
31. Ability to work independently and as part of a team
32. Discretion and confidentiality in work matters
33. Experience in a GMP environment is advantageous
34. Ability to set up, modify, service, adjust, and make minor repairs to laboratory apparatus and equipment
35. Maintain safe and organized lab conditions, handling hazardous materials when required
36. Ability to read and understand technical manuals and schematics

Work Schedule:
41. Monday to Friday, 8:30 am – 5:30 pm
42. On-call cover required one week every three weeks
