About The Role
We are seeking a highly skilled Property Coordinator to join our team at Smyths Toys. This is a full-time role based out of our Head Office in Galway, covering our properties in the UK and Ireland.
Responsibilities
* Liaise with Landlords or Managing Agents on operational issues affecting stores.
* Work closely with service charge consultants to identify and resolve problems.
* Collaborate with Operations or Store Management Teams and conduct site inspections to identify expenditure-related issues.
* Dispute problematic costs.
* Manage ongoing or major dispute issues with Landlords.
* Maintain awareness of planning permissions and proposed road changes near stores.
* Liaise with Commercial Rates advisors to inform stores of forthcoming inspections and provide store plans.
* Manage commercial waste contracts and services for stores.
* Conduct in-person store audits, checking paperwork, workmanship, and job records.
* Oversee Facilities compliance paperwork for stores.
The Ideal Candidate
* Be able to work independently without micromanagement.
* Demonstrate conscientiousness, discretion, and a willingness to protect confidential information.
* Show confidence in networking, diplomacy, and level-headedness but firmness when necessary.
* Possess basic computer skills.
* Have experience negotiating and liaising with others by phone and face-to-face (preferred).
